Custom Lake House

This custom lakefront home in the Lake Arrowhead community is located in the northern part of Cherokee County, nestled in the woods with access to two private lakes! This stacked stone and siding home is decorated with a wrought iron door at the entrance, and features a spacious open concept living and kitchen space. You may be asking yourself, is now a good time to build a custom home? Some clients may have reasons to wait, but for most people, now is the perfect time to start building your new custom home, and here’s why.

  1. Get the land you want

Finding the right property to build your custom home can be challenging, but with more and more land being claimed, it’s best to get it while you can. The 2021 housing market is great for sellers, but the demand for homes is greater than available inventory. Lots are getting purchased for new home construction, so it’s important to choose your desired location and get land while you still can. By purchasing your lot now, you can build your own custom dream home in the perfect location for you!

  1. Financing

With interest rates low, now is the ideal time for financing a new custom home. While construction prices may seem high, the low interest available after the Federal Reserve slashed rates recently means saving big money on a mortgage. This opportunity won’t be available forever, and in 2021 you can likely pay less than you might have back in 2019! It’s a great time to take advantage of low interest rates while you can!

  1. Plan now

Building a custom home takes time, from purchasing supplies and designing a floor plan, all the way to construction and move-in. Think about when you want your home to be move-in ready, and plan now to achieve that goal.

  1. Demand may rise

With people putting off their custom home project because of the pandemic beginning in 2020, there’s no telling when demand may pick back up. If you want to make sure you have a builder secured and a timeline for completion of your new custom dream home, it’s important to get started now. That way, if demand picks up as new customers start projects they’ve been putting off, you’ll already be well on your way to a new home!

North Georgia offers tons of spectacular places to build a custom home, but what about those who have to commute to work in and around Atlanta? Luckily, these north Georgia communities allow you to live where you want, and still commute to the city in a short amount of time.

Cherokee County

With access to Atlanta via major thoroughfares like Interstate-575 and Highway 20, Cherokee County is just a short drive from the big city. Most areas in Cherokee have about a 35-55 minute drive to the heart of downtown Atlanta, but you can reach the perimeter in as little as 20 minutes, making this north metro community a great choice for those who will be commuting to Atlanta for work.

Pickens County

Another great choice for daily commuters is Pickens County. Located just north of Cherokee, this county is located just under an hour from the city. For those who don’t mind a bit longer drive to work, Pickens offers a more secluded natural landscape, while still being within commuting distance from downtown I-575 and Highway 20.

Bartow County

Situated slightly more west of Atlanta are cities like Cartwerville and Emerson, which can have as little as a 35-minute drive to the city. A short commute on I-75 or Highway 20 can get you directly to the heart of Atlanta, making Bartow another great choice for those who want to live in north Georgia and have a shorter commute.

Gilmer County

Depending on how far you’re comfortable commuting to and from work, Gilmer County might be another option for those who want to live in the mountains but be close enough to still drive into the city. With a trip of a little over an hour from Ellijay to the perimeter, Gilmer County may be a good choice for those who only have to go into the city a few times a week.

Gordon County

Another option that’s about an hour drive from the I-285 perimeter is Gordon County. With plenty of natural peace and solitude, those who don’t mind a bit longer commute may choose this county. It’s also a great place for people who only occasionally have to make their way into Atlanta.

Dawson County

Finally, Dawson County offers a third option for living in northwest Georgia, while still being only a little over an hour away from Atlanta. If this sounds like the right distance for you, Dawson also offers a wonderful place to live without being too far from the city.

Known as “The Little Grand Canyon”, this unique state park features Providence Canyon, known as one of the 7 natural wonders of the state of Georgia. The canyon itself formed due to erosion, leaving exposed cliffs with stunning white, orange, red, and brown layers, showing the soil and rock composition of the area. You can enjoy nature trails and scenic views around this 1,003-acre park, camp or enjoy a picnic on the property, and learn about the erosion and natural history of the area.

The natural beauty of this blackwater lake dotted with old cypress trees is one to remember. With plenty of campsites, cottages, and picnic areas, this is a great place to visit and enjoy the plethora of hiking trails and explore the lake in a boat or kayak. Spanish miss drapes the trees, and Georgia’s state reptile, the gopher tortoise, lives here.

Bartow

Cartersville, Emerson, and Adairsville are popular places to build in Bartow County, located in close proximity to I-75 and Highway 20. This forested area is a beautiful place, with hiking trails, lakes, parks, museums, restaurants, and is a great community to raise a family.

Cherokee

Including popular cities like Woodstock and Canton, and laid back small communities like Waleska, Cherokee County is a great place to live, work, and play! With a growing economy, bustling downtown areas, family-friendly entertainment, and one of the top metro area school districts, Cherokee County is a great choice for building your custom home.

Pickens

Just off of I-575 and Highway 20, Pickens County still has easy access to Atlanta, while maintaining a perfect environment for outdoor enthusiasts. Downtown Jasper offers restaurants and entertainment, and plenty of trails and natural attractions make this a great place for those who enjoy a peaceful location with nearby attractions.

Gilmer

When you think of Gilmer County, think lakes, rivers, and apple orchards. This beautiful mountainous area has great parks, and plenty of great places to build your custom home. With unique downtown restaurants and shops, and opportunities for fishing and boating, Gilmer is a nature-lover’s dream.

Gordon

With rivers, shopping centers, a growing economy, plenty of entertainment, and a historic downtown, Gordon County is another wonderful choice for building your custom home! Enjoy some of the great kid-friendly parks with your family, check out the area’s hiking and bike trails, visit the historic downtown or Calhoun Outlets for some shopping and restaurants. There’s plenty to love about Gordon!

Dawson

Home to Amicalola Falls, the largest lake in the state, and part of the Appalachian Trail, Dawson County is one of the most beautiful areas in all of North Georgia. Nestled in the foothills of the Blue Ridge Mountains, this is the perfect place for raising a family or enjoying outdoor adventure!

Nestled in the foothills of northwest Georgia, Dawson County is a serene and quiet place to live and work, and a perfect place for nature enthusiasts! There’s a great variety of things to do and places to see in Dawson, here are some of our favorites.

From hiking and camping, to golfing and rafting, to history and horseback riding, Dawson County has a lot to offer visitors and residents, alike. For those who choose to build their home in Dawson County, here is what awaits you!

Hiking and Backpacking

Dawson features some of the state’s best hiking locations. At Amicalola Falls State Park, you can take in the breathtaking view from the top of a cascading waterfall, enjoy a creekside hike on the Mountain Laurel Loop, or hike to the beginning of the Appalachian Trail. Another great option is a stay at the Len Foote Hike Inn, a unique backcountry inn that is only accessible by a 5.5 mile trail starting at the top of Amicalola Falls. Offering basic accommodations and food, this hideaway is a great alternative for those wanting a backpacking experience, without having to carry all their food and camping gear.

Fun on the Water

With several rivers and Lake Lanier, Dawson is full of opportunities for those who enjoy fishing, boating, and paddling. Amicalola River is perfect for whitewater rafting, with Class II to Class IV rapids and the well-known Edge of the World rapid. There are plenty of guided tours for those who are interested. Etowah River offers another option for kayaking and canoeing, and for those more interested in lake activities, Lake Lanier is situated on Dawson County’s eastern border.

Other Outdoor Activities

If you’re looking for something else to do outside, you have plenty of options right in Dawson County! If you enjoy golfing, Chestatee Golf Club offers the par 71 Denis Griffiths 18-hole course. You can also enjoy a horseback ride through the Dawson County Wildlife Management Area, cycling at the Atlanta Tract sports trails, hayrides and baked goods at Burt’s Farm, finding your way through Uncle Shuck’s corn maze, searching for local Geocaching sites, or do some bird watching! There are several unique and beautiful farms in the area, with everything from a 15-acre sunflower field, to pumpkin patches, to country stores.

Other Attractions

For the racing enthusiasts, Dawson County is home to the Georgia Racing Hall of Fame, and Atlanta Motorsports Park, where you can take a ride in an exotic car or race around the track in a high speed cart! More interested in art and history? The Southeast’s largest folk art gallery Around Back at Rocky’s Place, is also located in the area, along with the Bowen Center for the Arts, and the historic Dawson County Courthouse. Dawson County also offers unique retailers and antique shops, plenty of restaurants, as well as the North Georgia Premium Outlets, for whatever you’re in the market for.
