Construction Process

Each step in your new home’s construction.

Permitting

Once your house plans, specifications, selections and financing have been completed we are ready to start permitting the job.  This may take several weeks depending on where you are building and what their requirements are.

Site Preparation

Once the building permit has been pulled we can start the site prep.  This usually begins with a construction entrance for the site and a permit box getting installed.  We typically meet with the homeowner at this time to talk about utilities, the driveway, tree clearing etc.  If the homeowner would like any additional grading or clearing work other than what is needed for the house, this is the time to talk about it.

The Foundation

Once Site Prep is complete we can start forming for your home’s foundation.  This is a very critical phase of construction and we take it very seriously.  Your foundation will be built according to the foundation drawing on your house plan and per our Engineers review.  Once we get the Engineering approval we begin pouring.  We allow the concrete to cure adequately before moving to the next stage of construction.

Construction of the House

This is an exciting stage because you will get to see your house take shape.  Through framing, roofing, siding, installing your windows and doors, painting, adding decks etc. the exterior of the house takes shape and should look just like your design.  On the inside we simultaneously start installing plumbing, HVAC, Electrical, Insulation, sheetrock, interior trim, cabinets, countertops etc. until the entire house is completed.

Walk-Through’s

We actually will meet with you at 5 specific times during construction that we call “walk-through’s” where we talk with the subcontractors at the site about your specifications and selections to make sure we are all on the same page.  This is a great opportunity for you to ask questions and to get the subcontractors opinion if you are unsure about a selection.  We hold walk-through’s with the Plumber, the HVAC Contractor, The Electrician, The Trim Carpenter, and the Painter.

Final Walk-Through

This is your opportunity to help us identify any defects that we may have missed.  You actually recommend that you walk through the house on your own taking your own time before we meet.  This way we can get a complete list of any defects that need to be taken care of before you move in.  Once all defects have been corrected and the final cleaning and painting touch ups are done, you are ready to move in!

Warranty

Once you have been in your new home for 30 days or so, send us a list of any adjustments that may need to be made.  For example, now that you are using everything in your home, maybe a cabinet door needs an adjustment.  If so we will immediately schedule the work to be completed.  If there is an emergency please call us or the subcontractor who did the work immediately so we can get it fixed as soon as possible.  Just before your 1 year anniversary, please send in a list of any other items that you feel should be under warranty and we will review that list and schedule all warranted work.
