10 Questions to Ask Before Hiring a Custom Home Builder

Choosing a custom home builder is one of the most important decisions you'll make in the entire building process. The wrong choice can cost you tens of thousands of dollars, months of your time, and an enormous amount of stress. The right choice can make the entire experience rewarding — even enjoyable.

But how do you tell the difference? The answer is in the questions you ask before you sign a contract. A trustworthy, capable builder will welcome these questions. A builder who hedges, deflects, or gets defensive when you ask them is telling you something important.

Here are the 10 most important questions to ask every builder you're considering — along with what good answers look like, and what red flags to watch for.

Question 1

How many homes do you build per year — and how does that affect my project?

Volume matters enormously. A builder doing 50+ homes a year is running a machine — your home is one of many, and you may find yourself dealing with project managers rather than the owners. A builder doing 5–15 homes a year can deliver more personal attention, tighter quality control, and a more consistent experience.

Good answer: "We intentionally limit our volume so that our team can give each project the attention it deserves. We build [X] homes per year, and here's how we manage capacity."
Red flag: Vague answers about volume, or a builder who can't clearly tell you who will be managing your job day-to-day.
Question 2

Are you licensed, insured, and bonded in Georgia?

This sounds basic, but you'd be surprised how many homeowners skip this verification. In Georgia, residential contractors are required to hold a valid state license. Ask for the license number and verify it at sos.ga.gov. General liability insurance and workers' compensation coverage are also non-negotiable.

Good answer: A builder who provides license numbers and insurance certificates without hesitation.
Red flag: Reluctance to share credentials, or a builder who operates under a subcontractor's license rather than holding their own.
Question 3

Can I see a detailed breakdown of what's included — and not included — in your contract price?

This is where many builders create problems for themselves and their clients. Vague "allowances" and missing line items are how contracts that look affordable become nightmares. A transparent builder will show you exactly what's in their spec, what the allowances are for each category, and what will trigger a change order.

Good answer: A detailed written specification document that lists materials, brands, quantities, and standard features included in the base price.
Red flag: "Don't worry, we'll work it out" — or a contract that's heavy on allowances and light on specifics.
Question 4

What is your change order process, and how are changes priced?

Changes happen on nearly every custom build. The question is whether your builder handles them transparently or uses them as a profit center. A fair builder will price change orders at cost plus a reasonable markup and require your written approval before proceeding. Surprise invoices at the end of the build — often called "retainage billing" — are a common source of client-builder disputes.

Good answer: A clear, written change order process with defined markup rates and a requirement for signed authorization before work proceeds.
Red flag: No formal change order process, or a builder who says "we'll figure it out at the end."
Question 5

What does your warranty cover, and for how long?

Georgia law requires builders to provide a one-year workmanship warranty, but the best builders offer more. Ask specifically what's covered, for how long, and whether a third-party warranty program backs the coverage. A home is the largest purchase most people make — it should come with protection that matches its scale.

Red flag: "We stand behind our work" without any written warranty documentation.
Question 6

Can I speak with past clients — and can I visit a completed home?

References are table stakes. Any reputable builder should be able to provide three to five recent client references without hesitation. Go further: ask to see a completed home in person, if possible, and visit an active job site to see how the builder operates when the client isn't watching.

Good answer: Enthusiastic willingness to provide references and facilitate site visits. Check online reviews as well — verified reviews from real clients carry more weight than testimonials on a builder's own website.
Red flag: Reluctance to share references, or a pattern of negative reviews citing communication problems or hidden costs.
Question 7

Who are your subcontractors, and how long have you worked with them?

A builder is only as good as their subs. Framing crews, electricians, plumbers, and HVAC technicians do the hands-on work — and their quality and reliability directly determine the quality of your finished home. Builders with long-term relationships with proven subcontractors generally produce better, more consistent results than those who take the lowest bid each time.

Good answer: A builder who can name their key subcontractors by company and describe multi-year working relationships built on performance.
Red flag: "We bid every trade out to get the best price" — without any discussion of quality or consistency.
Question 8

How do you handle communication during the build?

Poor communication is the number one complaint clients have about their builders — not cost overruns, not quality problems, but simply not knowing what's happening with their home. Ask specifically: how often will you receive updates? Who is your point of contact? How are decisions documented?

Good answer: A defined communication cadence — weekly updates, a dedicated project manager, and a system for documenting decisions and approvals throughout the build.
Red flag: "You can call me anytime" without any structured communication plan.
Question 9

What is your payment schedule, and how are draws handled?

Construction loan draws are structured around milestones — foundation poured, framing complete, drywall done, and so on. A legitimate builder's payment schedule should align with these objective milestones, not with arbitrary timelines or cash flow needs. Be wary of large upfront deposits or payment schedules that get ahead of the work completed.

Good answer: A payment schedule tied to clear, verifiable construction milestones with a reasonable initial deposit (typically 5–10%).
Red flag: Requests for large deposits upfront (20%+), or a payment schedule that doesn't correspond to defined milestones.
Question 10

What makes you different from other builders in this area?

This is the open-ended question that lets you hear how a builder thinks about their own work. The best answers are specific — particular processes, long-term relationships, design capabilities, or a demonstrated commitment to client experience. Generic marketing language ("we're passionate about quality") without specifics is a sign that the builder hasn't really thought hard about what makes them worth hiring.

Good answer: Specific, verifiable differentiators — volume limits, warranty programs, in-house design capabilities, scheduling systems, or anything else that reflects a genuine commitment to the client experience.
Red flag: Vague platitudes without substance — or a builder who turns the conversation to price rather than value.

One More Thing: Listen to How They Answer

Beyond the content of the answers, pay attention to the character of the conversation. Does the builder listen carefully and answer specifically? Do they volunteer information you didn't ask for that turns out to be important? Are they honest about limitations and challenges, or do they paint an unrealistically rosy picture?

The relationship between a client and their builder lasts 12–18 months or more. Trust, communication, and honesty matter at least as much as cost. Choose someone you'd be comfortable calling with a difficult question — because at some point during your build, you'll need to make exactly that call.
