What makes a lot worth building on
Before you fall in love with a view, these are the things that determine whether a parcel will actually work — and what an experienced agent helps you check.
- Access & entranceIs there a reasonable spot for a driveway, and legal road access to the property?
- UtilitiesAre power and water nearby, or will you need a well? Is the lot on sewer or septic?
- Soil & septicIf it's septic, get a soil test before closing to confirm it will support a system. We walk through this in our Getting Started guide.
- Covenants & slopeCheck for restrictions, HOA architectural rules, and how the terrain affects site work and cost.

Do I need to own land before Precision can build?
Not yet. You can build on land you already own, or we can help you find the right lot first through our real estate partner, Path & Post. Either way, we will guide you to a parcel that fits the home you want to build.
How do I search for available land?
Use our by-county land searches above. We built them with Path & Post and filtered them to buildable lots in the counties we serve, so you can browse current listings by county in a couple of clicks.

What should I check before buying a lot?
Look at road access and a reasonable driveway entrance, nearby utilities or the need for a well, whether the lot is on sewer or septic, the slope and site-work implications, and any covenants or HOA restrictions. If the lot uses septic, get a soil test before closing.
