Sewer vs. Septic
Most rural and mountain lots in North Georgia rely on septic systems rather than municipal sewer connections. A conventional septic system typically costs $8,000–$15,000, but if the lot requires an advanced or alternative system due to soil conditions, costs can rise significantly. Your lot should have a current perc test on file — if it doesn't, make getting one a condition of your purchase agreement.
Electric and Gas
Electric service is generally available throughout the region, but running a power line from the road to your building site can add cost based on distance.
